Speaker Bios

Joseph Berdetta, FMP


Joe, has over 40 years of extensive experience in construction and maintenance. He was the owner and manager of an electrical construction company serving NJ and NYC for most of that time and a sub-contracted project manager for a national construction and Facility Management company for almost thirty years. His last twelve years were spent as the full-time Facility Director of a private K through 12 school with a 26-acre campus and buildings ranging from historic to modern. He served as President of NJ IFMA from 2017-2019 and Past President from 2019-2021. Joe is still involved with the profession in an advisory and mentoring roll.

Carol Hart-Sosinski, RPA


Carol began her career in Property Management in the mid-1980s. After joining Gale & Wentworth in 1994, she was introduced to Facility Management, eventually overseeing several large thirdparty accounts, including Siemens, Toys R Us, New York Life and Panasonic. Carol is appreciative of the opportunity to have managed both Property and Facility accounts, as there are both similarities and differences. Since joining Federal Business Centers in 2009, she is back on the Property Management side but has an advantage in knowing exactly what the FMs who lease space from Federal Business Centers deal with on a daily basis. Carol has

a B.A. in Business Administration from Centenary University and has remained an active member of IFMA, currently as Treasurer and as a Past President from 2009 to 2011. She resides in Monroe, NJ, with her husband and has two adult children and two grandchildren.


Joseph Morgan, CFM


Joseph was a nineteen-year employee at Princeton University and recently retired as the University Director of Facilities Operations. Prior to his leadership role at Princeton, Joe led several large-scale facility operations at Sunshine Biscuits, Entenmanns, and Keebler. Joe holds an A.S. in Chemistry from Middlesex County College and a B.A. in Organizational Leadership from Thomas Edison State University. Joe is an APPA Certified Educational Facilities Professional, an IFMA Certified Facilities Management Professional, and a LEED Accredited Professional. Joe recently served on the NJ IFMA Board as Co-Chair of the Professional

Development Committee from 2017-2022. Joe resides in Manalapan, New Jersey, and is blessed to be happily married with two adult sons, and two grandchildren

Joel Orton


Joel worked in the biopharmaceutical industry for over 33 years, providing leadership in the areas of facility planning, real estate, and project management. Joel retired from Sanofi in 2018 as the Director of Strategic Projects. He graduated from the University of Kansas with a Bachelor of Architecture degree and an MBA. An IFMA member since 1995, Joel is a licensed architect, Certified Facility Manager, past NJ Chapter President, and FMP instructor at Brookdale Community College from 2015 – 2018. Joel and his wife live in Corvallis, Oregon.

Kevin Phoenix, CFM, Owner and Principal Advisor of PHNX Facility Management Advisors


Kevin is an engineering and facilities management professional and mentor with over 35 years of experience working with five global companies. He is qualified by the International Facility Management Association (IFMA) to instruct both the Certified Facility Manager (CFM) and Facility Management Professional (FMP) credential courses. He is an adjunct professor for Villanova University, PA, and Brookdale College in NJ. He is also an international facility management course instructor for Leoron Institute, which is based in Macedonia. His career is currently dedicated to education and mentoring for individuals and companies looking to grow. He currently resides with his wife in Hillsborough, NJ.
